UAE NEWCOMER

Trust methodology

How every check is built

The platform separates deterministic decision rules from mutable UAE facts. A result can explain verified data, but it cannot create it.

Source hierarchy

Official authorities and government publications are preferred. Each mutable claim carries its source URL, authority, retrieval date, verification date, confidence and next review date. First-party or authorised feeds may be used only within their permitted scope.

Trust Score

Trust Score is an evidence-derived decision signal, not a review-star average. Setup Providers, Property Projects and Property Listings use separate versioned formulas. Every scored dimension must trace to the exact published claim version and current source evidence.

  • Only verified or verified-negative evidence is scorable
  • Missing or unknown evidence lowers coverage/confidence; it is not assumed negative
  • A numeric score is suppressed below the minimum scorable evidence-coverage threshold
  • Hard verification gates override an average score and may restrict or hide recommendation actions
  • Official-source conflicts remain disclosed and unresolved factual values stay suppressed

Property Project vs Listing

A durable Project record is not the same thing as a current Listing. Listing-specific permit, authorised-source, broker/agent licence, expiry and freshness checks use their own formula and visibility gates. Expired or unauthorised Listings do not become safer because the underlying Project exists.

Verified Experience

Customer-review evidence must be tied to a Verified Experience. One primary review is allowed per verified transaction/experience. Anti-abuse fingerprints are hashed, providers may respond or appeal, and providers cannot delete a user review or buy a higher Trust Score or natural rank.

Compare and commercial isolation

Natural comparison may use user fit, Trust Score, Evidence Confidence, transparency, freshness and service fit. Referral economics, provider plans, sponsorship and advertising budget are excluded. Sponsored or Partner inventory is shown separately with a disclosure.

Verification dates

When a source or claim passes its review date, the related fact must be re-verified before it can continue satisfying current-evidence gates. Review dates are workload controls, not permission to assume a fact stayed unchanged.

Confidence

Confidence describes source quality and directness, not a guarantee of an outcome.

  • High: current, direct official support
  • Medium: current but dependent on interpretation or case details
  • Low: incomplete or indirect support
  • Needs verification: absent or outside the review window

Decision boundaries

Quote findings, residency pre-checks, property checks, Trust Scores and Compare results are decision support. They are not government decisions, legal or immigration advice, lending decisions, brokerage services or investment recommendations.
